Cottage Grove
Another area that abounds with newer construction homes and first time home buyers. This little pocket is very clearly defined, and easily defined on a map. Directly North of I-10, inside the loop, West of Shepherd/Durham, South of 11th Street, and almost bisected by TC Jester. The streets are narrow, the ditches are deep, and there lots of stop signs so pay attention when you are driving through this pocket neighborhood!
“Down the Street” bar is located here, and is a super chill neighborhood spot that most people walk to. Cottage Grove is also directly adjacent to Railway Heights which is a huge food hall/retail space with an adjoining greenspace. Other very close popular spots are Porta Vino, Elliots Table , Cactus Cove , MKT, and if you hop just below I-10 there is Canyon Creek. Also notable: Cottage Grove is great proximity to one of my favorite gyms in the city: O-Athletik.
Keep these things in mind when looking to buy here:
- Is the house stucco? If it is, has it been properly maintained?
- If the house is stucco, then you NEED a stucco inspection. Period.
- What is your daily parking situation? Is there guest parking? Do you have a driveway?
- How is the drainage on the specific block? You can find this out by asking your agent or the neighbors.
- If there is a rooftop patio, you need to pay close attention to possible leaks or improper grading and drainage.
- If it rains hard, you might be rained in or rained out. So along with the rest of Houston, be mindful of the rainfall forecast.
What you can expect when you live here:
- Easy access to TC Jester, I-10, Shepherd/Durham, Washington Ave.
- Walkability if you live in certain pockets of Cottage Grove
- A block-party feel if you know your neighbors
- A lot of four-story homes with rooftop patios
- A slightly younger crowd, comparable to Shady Acres
