    This is the oldest (and one of the most coveted) areas within The Heights. Original development spanned 1907-1925 and was originally marketed as a “modern community” since it was one of the first areas to use the city’s water system and not cisterns.

    Food for thought when considering this area:

    1. State of piping?
    2. If looking at a renovation: what updates and work have been done to the electrical wiring?
    3. Is this a historic home? Is it subject to historic home regulations?
    4. Most of the original houses are wood siding. What is the state of the siding? Wood rot? Termites? Does it need paint or replacing?
    5. For pier and beam: Is the house level? How is the drainage under the house? Are there any animals that have taken up residence underneath?
    6. What is the parking situation? Do you have a driveway? If the subject property is a remodel or an original condition property, is there a garage? Some of the original condition properties were built with no consideration for a garage, and sometimes a stand alone garage would have been added later.

    Major consideration should be given when asking if this is a historic home? If you are wanting to do renovations and a remodel, what are the historic requirements and regulations? Will you need special permitting? Woodland Heights is rich in historic homes – so do your homework!!

    What to expect when you live here:

    1. Amazing restaurants
    2. Very close to other areas with amazing restaurants (Montrose and EaDO are foodie destinations and very easily accessed from Woodland Heights) 
    3. Beautiful trees! Some of the sprawling oak trees are over 100 years old and reach over the streets as if to be giving you a big hug as you drive through the neighborhood. 
    4. Houses that are far from cookie cutter
    5. Some of the most fun Halloween and Christmas decorations!
