    Located West and adjacent to The Heights, Timbergrove is a centrally located little pocket of town (still located North of I-10, and inside the loop 610) where you can find single-family traditional ranch style homes with backyards, driveways, and garages. You get all the sort of suburb “feels” driving the cute little streets of this neighborhood. If you want the suburb “feel” and pluses of suburb living (larger lots, true backyards, and full driveways) this is the place for you!

    Most of the development was done post WWII, so we see cement slabs for foundations and mostly four-sides brick on these mini-ranch style homes. When we think back to immediate post WWII America we can remember that budgets were tight, but there was a nearly insatiable demand for housing. Cement slabs were cheaper and faster for the builders of the time, so that’s why we see such a stark building change from the very close by Heights area.

    Keep these following items in mind if you are interested in this area:

    1. Condition of the slab?
    2. Condition of the slab also results in the corresponding question: plumbing! Since slabs bring in-slab plumbing to the equation, you probably need a hydrostatic test (depending on the opinion of your inspector) 
    3. State of electrical wiring system? Is the panel box up to snuff? Sometimes an overhaul of the wiring would have been done in the 1970’s, which brings into question the panel box: does it need to be relocated or replaced? Federal Pacific panel boards are now obsolete and it is best practice to replace. 

    What to expect when you live here:

    1. Since this area was developed later than The Heights, the roads are generally much better. Wider, better laid, much less deep ditches. (ditch depth is important with respect to narrow streets, and you will understand why when you see a car leaned over on only two wheels into a ditch because the drive slightly misjudged the width of the street & ditch drop off)
    2. A “suburb” feel without leaving Houston’s inner loop.
    3. Great trick-or-treating!!
    4. A strong community feel
    5. And you are just a stone’s throw away from all the perks The Heights has to offer.
